These types of distressed sales can occur at below market rates and be a great deal for the ready and able buyer. Being a buyer’s market with LOW rates and a good inventory of distressed listings creates the ultimate buyers market.
About Galveston short sales:

-They typically short the sellers bank by selling for less than what the seller owes the bank.
-They can take up to 3 to 6 months to close
-Can be sold without appliances as some owners take them out and sell them
-Can be tough to negotiate with 2 banks if there are 2 loans on the property.
-Price: Price is determined by the listing agent who tries to put the property close to current market values but prices slightly lower to generate a contract quickly.
-Must close or property will/can foreclose for the seller
-Most of the time will be “as is” because the seller has no money to fix any issues.

If short sales seem to difficult or you want to be able to close quickly, Galveston foreclosures can offer the same distressed properties from banks. The banks can typically allow a foreclosure to close quickly – sometimes in a week verses 3 months.
